What the sales figures mean.

This site shows 215 recorded closings from the MLS and brokerage records supplied for Cindy’s website. The records span 2005–2026. Each neighborhood page displays the addresses and recorded closing prices that support its summary.

What counts as a closing?

A completed sale counts once. A home sold in different years can appear more than once because those are different transactions. Rentals, referrals and unresolved records are excluded. Private or off-market closings may be missing; the + symbol on neighborhood summaries indicates a minimum documented count.

Which dates and sources are used?

Closing dates come from the supplied MLS exports when available. Three sales are supported by brokerage reports only. MLS and brokerage dates differ for some transactions; the site retains the MLS date in those cases rather than presenting the reports as identical. Public deed-recording dates may also differ from closing dates.

On October 9, 2026, all 215 entries were compared with the original reports uploaded September 23: 212 matched MLS addresses, prices and closing dates, and three matched brokerage records. All 27 buyer/seller labels matched brokerage reports. The other 188 entries do not claim a represented side. This checks the site against the supplied records; it does not independently certify the underlying reports.

What does the dollar total measure?

Neighborhood totals add the gross closing prices of the sales displayed on that page. They are not commissions, credited production, a neighborhood-wide market total or a forecast. Historical price ranges describe the recorded homes and years only.

Why is representation sometimes missing?

Buyer or seller representation appears only when confirmed in the supplied brokerage reports. Older MLS exports do not identify the represented side. “Sale recorded” does not imply that Cindy represented both parties.

Where does the 2025 sales-volume figure come from?

RealTrends Verified reports $49.26 million in 2025 sales volume and 20 sides for Cynthia Howar, with a DC volume rank of 12. Her publisher profile was checked October 15, 2026. The site uses that reported figure without recalculating it. It is distinct from the combined closing prices in the neighborhood archive. The $420 million-plus career figure was confirmed by Cynthia.
